Do you direct deposit rental income?
Yes. Rental income is disbursed to all property owners on the 15th day of each month. If the 15th falls on a weekend or holiday, funds will be disbursed to you that prior Friday. Make sure that you have provided our accounting department your completed Bank Authorization Form and W9.
I want to see photos of current property conditions, can you please send to me?
You bet! Email your request to management@huntahome.com to collect your latest inspection report and photos. You can also request an additional inspection for a fee. Contact us and we’ll put it on the field schedule. Our management team will email your photo inspection report once the inspection is complete. This inspections are for both occupied properties and vacant properties.
Are you required to have my authorization on repairs?
Nobody likes costly surprises. Our maintenance department will contact you for all repair costs exceeding your authorization limits. Please reference your Property Management Agreement for exact amounts. Most limits range from $300-$500, depending on the number of properties you have under our management. Our team will email you authorization request prior to repair and provide you an electronic detailed estimate for review. In most cases, we are also able to provide our property owners photos of the issue at hand for visual aid.
Can we use our own contractor?
Yes, property owners may use their own contractor for repairs. Please be aware that by doing so, you are also choosing to be Project Manager. For example, If the property is occupied, the property owner/contractor will be responsible for scheduling directly with the tenant and making sure that all work was completed. Our contracting team does not QC other contractors work. Property owner will also responsible for paying the contractor directly. Management will not be responsible for paying vendors outside our selected and screened network. All of our contractors are insured and have legal tax identification numbers.
Who do I contact for billing issues on my account?
Our accounting department can best be contacted via email at accounting@huntahome.com. Never hesitate to dial us at 214-866-0050, if you wish to chat about it. Don’t forget about your owner log-in portal at www.huntahome.com, which will give you access to all of your financials for each property you own. Our accounting department can issue you access to your online portal upon request.
We just purchased a new property, how do I add to our existing agreement?
Congratulations! Adding additional property under management is very simple to do. Contact our team at info@huntahome.com and we will issue you an amendment. This will add your new property to the existing terms. Please provide us the new property address and occupancy status. If occupied, we will need you to provide the current lease agreement and tenant’s contact information. Change in management and security deposit liability notices will be sent to all current tenants.
How often do you inspect the property?
Our Property Management Plan defaults property inspections two times per year. One inspection during vacancy for move-in photos and another inspection during occupancy 60 days prior to lease expiration. All inspections include time stamped photos. Renewal inspections will include time stamped photos, written report, recommendation and details on renewal options with the current tenants. We also provide you a new market analysis to determine opportunity to increase rents. Want your properties inspected more frequent? Not a problem. Email your request to management@huntahome.com and we’ll add the property inspection to the field schedule; inspection fees apply.
My tenant has not paid rent this month, what do I do?
We got your covered! Our management team will issue a certified notice to vacate once the rent is late. If the tenant does not act timely, we will contact you immediately for authorization to being the eviction process. For more information on our evicion services, visit us online at https://www.huntahome.com/eviction-services/ As a reminder, our eviction rate on placed tenants is less than 4%. We have acquired a skill set for evictions because often times we’re hired to clean up problems. We’re so confident in our tenant screening, that should we ever have to evict a placed tenant from your home, we will reimburse you prorated leasing commissions. Contact us immediately if you have a rental property and the tenants have not paid. Time is of the essence and often times you need a property management expert to step in to resolve.
